What are the benefits of hardwood flooring?

Sanding and Polishing Timber Floors Most people know that sanding is an important part of finishing a new floor, but few actually understand how to do it. Sanding should be done in several stages: First, remove the old finish with a power sander. This removes the top layer of dirt and debris.

  1. Then, using a power sander, scuff the floor to loosen up the old finish and make it more receptive to polishing.
  2. Finally, use a fine-grit, low-speed abrasive to polish the floor. The floor should be scuffed every two hours and polished about once a day. If you plan to use a pad to polish the floor, do not use abrasive pads.
  3. Sanding can be performed by hand or with a power sander. You should only sand the floor with a power sander if it is at least 5/8″ thick, otherwise it will flex and cause problems in the long run.

Two types of floor finishes can be used on most timber floors:

  1. Polyurethane floor finishes are the most widely used today. They are available either in either single or “two pack” formulations. Once dry, polyurethane finishes are perfectly safe, but their fumes are highly toxic. Wear protective gloves and eyewear and a respiratory device approved for use with toxic chemicals. Make sure the area is well ventilated both while you are applying the polish and afterwards.

     

  2. Oil based resins remain a popular option. They are not as hard wearing as polyurethanes, but pose less health hazards.

Floor finishes come in matt, semi-gloss or gloss finishes. A high gloss finish looks great, but is not advisable for high traffic floors: it highlights scratches and  imperfections. Once you have chosen the type of finish you want to use, follow these steps for best results
